Venturanza Del Verde Annual Pool Party

   Saturday, September 7, 2019 from 5:00 pm to 7:00 pm

To all residents (members, tenants and kids, too!) come out and meet your neighbors and enjoy a delicious bar-b-que meal, a cool beverage and a tasty treat!

RSVP to  with your name and number of attendees from your household no later than August 31!

If you are interested in supporting the committee with setup or donating raffle items let us know.

The Association will be installing new mailboxes and issuing new pool key cards. For your convenience, our management team will be at the party for distribution for both keys.  Please bring your photo identification to the party and you will be given a new pool key card and three mailbox keys.  The new pool access card and mailbox keys will be given to owners only with proper identification. If you rent your unit, the keys will be mailed to your offsite address by certified mail.  The Association is not permitted to release these items to a renter.

   Tuesday, October 15 through Thursday, October 17, 2019

Building #17/Morning Star (2901, 2903, 2905, 2907, 2909, 2911, 2913, 2915, 2917, 2919, 2921, 2923 & 2925 Ballesteros) and Building #18/Midnight Sun (2931, 2933, 2935, 2937, 2939, 2941, 2943, 2945, 2947, 2949, 2951, 2953, 2955 & 2957 Ballesteros) will be fumigated to control dry wood termites beginning on Tuesday, October 15 through Thursday, October 17, 2019. 


Mandatory briefing meetings will be held for both buildings in the Courtyard of Building #17/Morning Star at 7:00 PM on Tuesday, September 24 and Thursday, September 26, 2019.  A responsible adult must attend one of the scheduled mandatory briefing meetings.  The owner member or principal lessee must sign an agreement to the fumigator’s instructions and give the fumigator keys to each unit at either briefing meeting.


Written instructions and protective wrappers will be distributed in advance to the start of the fumigation process.  Residents must vacate their units during the fumigation.  The process may cause minor inconvenience to residents of other buildings.  On Saturday, October 12, 2019 four parking spaces in the visitor parking area between the two buildings will be cordoned off for affected residents to store their porch and patio potted plants.  These items will need to be removed by Sunday, October 20, 2019.  Early morning on Tuesday, October 15, 2019 the fumigation contractor will arrive and tent the buildings. The buildings will be filled with fumigant and all units will be sealed and left undisturbed until Thursday morning, October 17, 2019.  If all goes as scheduled the tenting will be removed Thursday morning, all units will be inspected and ventilated for a period, and when it is safe residents will be allowed to re-enter. 


Patrol Masters will provide round-the-clock security while fumigation is in process for both buildings. The contractor’s information packet should be posted in advance on the VDV website.  Until then, owners can study the bulletins posted for other recent fumigations in the Bulletins section of the VDV website.

Upon due notice given and received, the General Session of the Board of Directors of the Venturanza Del Verde Community Association was held at Denny’s Restaurant, Tustin, CA.

The Venturanza Del Verde General Session meeting was called to order at
6:00 P.M. by Robert Price, President.

There were no homeowners in attendance for Open Forum..

An Executive Session was held immediately following the General Session
to discuss legal matters, discussion of formulation of third-party contracts,
member requests and/or member discipline.

A motion was made, seconded, and moved to approve the Consent Calendar
as presented, and in its entirety, which includes the following:

September 19, 2019 General Session Meeting Minutes
A motion was made, seconded, and moved to approve the General Session Meeting Minutes of July 18, 2019 with changes to correct spelling of last name and address correction.

Approval of the May 31, 2019 Financial Report
A motion was made, seconded, and moved to approve the July 31, 2019 Financial Report as submitted, subject to audit.

Items noted include:
The Board would like the MPS financial reports to reflect the name of Venturanza Del Verde Community Association rather than HOA.

The following is a listing of Recordation of Lien approvals for the month of July 2019. Approval of Liens based on the Association’s published
Delinquency Policy.

Pool Courtyard Gate Keycards
The remaining pool courtyard keycards that were not distributed are to be mailed out to the individual owners via mail with a signature required. The owners are to be billed individually for the service. The new keycards will be activated on October 1, 2019.

Mailbox Refurbishment Project, Hillcrest
The mailboxes have been installed and the Board of Directors decided not to install an outgoing mailbox at this time. Residents may place their outgoing mail in their box in a standing position to signal the USPS personnel of their outgoing mail.
Wrought Iron Repairs Building #17
Fence Menders is in the process of making the repairs and an update will be provided to the Board of Directors.
Painting Color Selection
Management was tasked to paint the four selected green colors on the wrought iron fence behind the pool for the Board of Directors to review. Management is to inform Tustin Del Verde – Sea Breeze Management of color options prior to the paint color being selected.
Balcony Lighting Fixtures, Peak Lighting
The Board asks management to order the same fixture as the front of the building green in color with grids.
Pool Maintenance, Marco Polo
A motion was made, seconded and moved to approve the termination of Marco Polo.
Pool Maintenance, Aquatic Balance
A motion was made, seconded and move to approve the hiring of Aquatic Balance Pools. The additional expense for the pool maintenance will need to be reflected to the 2020 budget.
Wrought Iron Painting, Pool Fencing, RMI
This item has been tabled pending selection of paint color.
Juliette Balcony Trellis Wood Repairs, RMI
Management to schedule the repair and update the Board of Directors of start date.
Fumigation and Tenting of Buildings
The fumigation meetings are scheduled for September 24th and 26th. Management to send out reminders to the unit owners and residents.
Annual Election
Management is to send out the ballot material and candidate statements to the membership for the Annual Election to be held on October 17, 2019.

Peak Electric – Christmas Lighting
A motion was made, seconded and moved to approve the Peak Lighting proposal in the amount of $1,665.00 for the installation of the holiday lighting. Management is to request a 50% contribution from Tustin Del Verde Community Association.

Architectural Committee, Social Committee, and Website Committee

Social Committee
Nancy Valeri brought a sample of the new holiday bow lights that will be purchased for the community.

The Board is correcting / fine-tuning the website which is now viewable at
Landscape and General Maintenance Committee
Next landscape & non-compliance walk is scheduled for:
Monday, October 21, 2019 at 9:00 AM.
*All parties are to meet in front of the fountain.
Year 2020 monthly community landscape & non-compliance walk day to be determined.

Events Calendar
The 2019 events calendar was reviewed by the Board of Directors. No changes
Parking Patrol Report
The May 2019 parking patrol report was reviewed and discussed amongst the
Board of Directors.
IRWD Water Report
The Irvine Ranch Water District report of May 2019 was reviewed by the
Board of Directors.

Management recommends that The Board of Directors follow best business
practices with regard to contracts, seek legal counsel to review all contracts,
and provide input and/or association legally generated corresponding contract
in order to safeguard the association. In addition, legal counsel is suggested to
limit liability.
The Business Judgment Rule is set forth in the California Corporations Code
and requires a director to perform his or her duties (1) in "good faith", (2) in a
manner he or she believes is in the corporation's best interest, and (3) with
such care, including "reasonable inquiry", as an ordinarily prudent person in a
like position would use under similar circumstances.
The Venturanza Del Verde Community Association is a Non-Profit, Mutual
Benefit Corporation established in 1991.

The next regularly scheduled General Session meeting of the Venturanza Del
Verde Board of Directors is October 17, 2019 at 6:00 pm at the Denny’s Restaurant in Tustin, CA.

There being no further business to come before the Board of Directors in the General Session of the Venturanza Del Verde Community Association, the meeting was adjourned at 7:46 p.m. to go into Executive Session.
