Venturanza Del Verde Annual Pool Party

   Saturday, September 7, 2019 from 5:00 pm to 7:00 pm

To all residents (members, tenants and kids, too!) come out and meet your neighbors and enjoy a delicious bar-b-que meal, a cool beverage and a tasty treat!

RSVP to  with your name and number of attendees from your household no later than August 31!

If you are interested in supporting the committee with setup or donating raffle items let us know.

The Association will be installing new mailboxes and issuing new pool key cards. For your convenience, our management team will be at the party for distribution for both keys.  Please bring your photo identification to the party and you will be given a new pool key card and three mailbox keys.  The new pool access card and mailbox keys will be given to owners only with proper identification. If you rent your unit, the keys will be mailed to your offsite address by certified mail.  The Association is not permitted to release these items to a renter.

   Tuesday, October 15 through Thursday, October 17, 2019

Building #17/Morning Star (2901, 2903, 2905, 2907, 2909, 2911, 2913, 2915, 2917, 2919, 2921, 2923 & 2925 Ballesteros) and Building #18/Midnight Sun (2931, 2933, 2935, 2937, 2939, 2941, 2943, 2945, 2947, 2949, 2951, 2953, 2955 & 2957 Ballesteros) will be fumigated to control dry wood termites beginning on Tuesday, October 15 through Thursday, October 17, 2019. 


Mandatory briefing meetings will be held for both buildings in the Courtyard of Building #17/Morning Star at 7:00 PM on Tuesday, September 24 and Thursday, September 26, 2019.  A responsible adult must attend one of the scheduled mandatory briefing meetings.  The owner member or principal lessee must sign an agreement to the fumigator’s instructions and give the fumigator keys to each unit at either briefing meeting.


Written instructions and protective wrappers will be distributed in advance to the start of the fumigation process.  Residents must vacate their units during the fumigation.  The process may cause minor inconvenience to residents of other buildings.  On Saturday, October 12, 2019 four parking spaces in the visitor parking area between the two buildings will be cordoned off for affected residents to store their porch and patio potted plants.  These items will need to be removed by Sunday, October 20, 2019.  Early morning on Tuesday, October 15, 2019 the fumigation contractor will arrive and tent the buildings. The buildings will be filled with fumigant and all units will be sealed and left undisturbed until Thursday morning, October 17, 2019.  If all goes as scheduled the tenting will be removed Thursday morning, all units will be inspected and ventilated for a period, and when it is safe residents will be allowed to re-enter. 


Patrol Masters will provide round-the-clock security while fumigation is in process for both buildings. The contractor’s information packet should be posted in advance on the VDV website.  Until then, owners can study the bulletins posted for other recent fumigations in the Bulletins section of the VDV website.

Upon due notice given and received, the General Session of the Board of
Directors of the Venturanza Del Verde Community Association was held by
Zoom Teleconference.

The Venturanza Del Verde General Session meeting was called to order at
6:17 pm by Robert Price, Esq., President.



An Executive Session was held immediately following the General Session
to discuss legal matters, discussion of formulation of third-party contracts,
member requests and/or member discipline.

A motion was made, seconded, and moved to approve the Consent Calendar
as presented, and in its entirety, which includes the following:

November 30, 2020, General Session Meeting Minutes
A motion was made, seconded, and moved to approve November 30, 2020,
General Session Meeting Minutes as submitted.


Approval of the November 30, 2020, Financial Report

A motion was made, seconded and moved to approve November 30, 2020,
Financial Reports as submitted, subject to audit. A motion was made,
seconded, and moved to approve a transfer of $45,000.00 from the operating
to the reserve account.

Recordation of Liens: Approval of liens are based on the Association's
published Delinquency Policy. No liens were approved this month.

Annual Draft Audit 2019
A motion was made, seconded, and moved to approve the 2019 Annual Audit
as submitted by VanDerPol and Associates, CPA.

Annual Draft Audit 2020
A motion was made, seconded, and moved to approve the 2020 Annual Audit
as submitted by VanDerPol and Associates, CPA. Management is to send
signature pages to Robert and Daniel for signature. Page73 and 100
Brooker and Associates
A motion was made, seconded, and moved to approve to send the Brooker and

Associates scope to additional contractors to request other paint proposals.

The management is to contact other lighting distributors to purchase new

Window Replacement
Account #CHM-90- 00090-1 is to have fines removed once the proof of all
broken windows have been repaired.

Monthly Inspection
The Board of Directors and management will perform the walk on the 1st
Thursday of the month at 1:00 pm, weather permitting.

The management is to update the calendar for 2021 and post on the website.
The change of the walk is to be updated. Proposals from another reserve study
to be presented to the BOD at the March meeting.

The management requests that Ramon of B&S Landscape remove the cable
and locks from all pool gates permitting access to the spa.

Annual Leasing Fee in conjunction Parking Fees
Management is to cross-reference the annual charges of $250.00 for rental
properties that have not been paid and contact and inform the owner any
parking permit will be removed due to non-payment of the annual fee.


2021 Projects, Reminder
Q1- power wash the entire building and aprons
Q2 -wood trim-repair and paint
Q3 -the remainder of the painting to be completed includes doors.

 Architectural Committee, Social Committee
Social – Nothing to report at this time.

Landscape and General Maintenance Committee
The landscape & non-compliance walks are tentatively scheduled for the 1st
Thursday at 1:00 pm. Board will follow Federal, State, and County Guidelines
regarding the current world pandemic. This is weather permitting.

Events Calendar
The 2021 events calendar will be updated and reviewed by the Board of
Directors. Changes: The reserve study estimates to be secured in February.

IRWD Water Report
The Board of Directors reviewed the Irvine Ranch Water District report .

Management recommends that The Board of Directors follow best business
practices regarding contracts, seek legal counsel to review all contracts, and
provide input and/or Association legally generated the corresponding contract
in order to safeguard the Association. In addition, legal counsel is suggested
to limit liability.

The Business Judgment Rule is set forth in the California Corporations Code
and requires a director to perform his or her duties (1) in "good faith," (2) in a
manner he or she believes is in the corporation's best interest, and (3) with
such care, including "reasonable inquiry" as an ordinarily prudent person in a
like position would use under similar circumstances.

The Venturanza Del Verde Community Association is a Non-Profit, Mutual
Benefit Corporation established in 1991.

The next regularly scheduled General Session meeting of the Venturanza Del
Verde Board of Directors is February 18, 2021, 3rd Thursday monthly –
pending pandemic restrictions. Currently, Zoom meetings continuing to take
place monthly.

There being no further business to come before the Board of Directors in the
General Session of the Venturanza Del Verde Community Association, the
meeting was adjourned at 7:45 pm to go into Executive Session.
